Valuation Surveys and Property Valuation Reports

This type of report covers basic factors, such as the property’s location, age, general state of repair and gives a true opinion of the market value.

Property Valutation ReportsIt is important to remember that this report doesn’t guarantee that the property is structurally sound and that there are no serious defects. However, only major defects that will effect the value of the property will be noted.

A Valuation Report gives a true opinion of the market value in Euros at the date of Inspection, without just applying the average rate per sq m formula. When producing a Valuation Report, we take into account the following:

Valuation Survey - Property Valuations

  • The asking prices of similar properties in the same location.
  • The strength of the property market.
  • Any special features of the property.
  • Condition of the property and of the comparable.

Unless stated otherwise, all our market values will be calculated subject to the following definition - "The estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in an arm's-length transaction after proper marketing".

After our investigations at the property, we then provide a written report in English, together with digital photographs showing any defects that we might find. If it is necessary we can arrange for a more in-depth investigation thereafter, depending on what we find and what your wishes are.
